Engineering design to exceed client expectations

Award-winning, and highly acclaimed, our engineering design portfolio speaks for itself whether it be the conversion of historic barns, the delivery of critical healthcare projects at St. Bartholomew’s Hospital, or developing complex designs for The Shard and 22 Bishopsgate (formerly the Pinnacle), two of the tallest buildings in London. By combining sound engineering principles with advanced 3D analysis and BIM (Building Information Modelling) we can advise on the best designs to optimise construction economics, constructability and program whilst reducing the embodied carbon in buildings. Our experience on working through all phases of challenging projects can help project management and influence procurement strategy to deliver enhanced outcomes and return on investment.

Our expertise covers all aspects of civil and structural engineering across all building sectors from providing engineering surveys and reports to designing, managing, and supervising building projects in the UK, Middle East and Ireland. Our experience ranges from mixed-use and residential developments, heritage assets, new builds, single bespoke buildings, extensions, refurbishments, large offices, commercial & public buildings and complex tall structures. We also offer a range of specialist services to complement our structural design teams, including temporary works, geotechnical support, drainage and pavement design, façade retention, railway and London Underground consent advice.


Across numerous refurbishment projects, our structural engineers have demonstrated in-depth expertise in a range of specialist areas and multi-disciplinary applications, including complex analysis and design, testing of building materials, construction methodologies, surveying and problem-solving. We have worked with clients including city councils, architects and contractors to rejuvenate and expand existing structures to fulfil new objectives, repurpose existing property portfolios and create additional real estate value.
In 2018 we refurbished retail space at Highcross Shopping Centre in Leicester to provide additional retail space and parking, whilst maximising shopfront visibility. For the past 25 years, our structural and heritage teams have been working at St Bartholomew’s Hospital on a series of re-developments that include the West Wing, the new King George V Wing, Residential Staff Quarters (RSQ) and Old Pathology Building (OPB), with work on the new Private Patients Unit (PPU) commencing soon. Our west wing refurbishment was awarded 'NHS Best Patient Environment Award' and the 'City Heritage Award' as an exemplary project for project managers and NHS Trusts.

Design & Build (D&B)

Ayesa has experience working with contractors on Design & Build projects. We work collaboratively to determine the critical success criteria for every project, and we develop solutions that complement the contractor's expertise and preferred methodologies. Recent D&B projects include high-end townhouses at Hamilton Drive (London) for Careys, the Waterside Drive sports complex (Walton on Thames) for Willmott Dixon and the new Private Patient's Unit at St Bartholomew's Hospital (London) for Kier Construction.

Complex Structures

When your project requires specialist design or geotechnical capabilities for complex schemes, our combined engineering team can step in to provide innovative solutions.
For 22 Bishopsgate, formerly known as the Pinnacle, our structural and temporary works engineers developed a solution which contributed to significant cost and programme benefits. The project provided challenging constraints to incorporate as much of the partially completed original structure into the construction of the new building. Our engineering team identified a solution that utilised five primary columns close to the core to support a grid of walls with capacity to transfer core loads and allow basement demolition and new foundations works to be completed whilst simultaneously extending the core to 25 storeys. This solution facilitating the completion of the new core six months ahead of programme and reduced overall construction costs.

Our combined engineering team also provided specialist basement retention solutions to facilitate the construction of a 24m deep excavation on a severely constrained urban site for the new Proton Beam Facility at University College London Hospital.
